Walpole’s Master Plan Walpole’s Master plan was constructed in 2004 and is a 20-year program with updates every five years. This document encompasses some major construction, economic and living plans to help bring Walpole to an up to date town. Downtown Campus Downtown Walpole has many assets which include: a commuter rail station, several â€Å"town center† style blocks, and civic land uses, that could be redeveloped. A new â€Å"campus† of public buildings with a town green along with public improvements such as streetscape can attract more private investment to the center. Apartments over current first floor retail stores could encourage more variety in goods and services by providing more customers. Apartments usually have fewer bedrooms and fewer married couples with children. This could in turn create a net tax benefit to the Town. With these opportunities in place the Planning committee of Walpole has made several recommendations. These recommendations include, but are not limited to: â€Å"Establish a Downtown Opportunity Overlay District with design guidelines for all new development and redevelopment. Plan for a municipal facilities campus or civic center for public safety departments, town offices, the library, a new senior center, a new Town Green, and a parking deck.
